A Shellharbour homeowner encountered a pressing issue with water ingress that worsened over time. Rainwater from two neighbouring properties, located at a higher elevation, began to flow into the garden and seep beneath the foundation of the house. This uninvited water intrusion caused damage to the flooring, promoted rising damp, and facilitated mould growth within the property, jeopardising the quality of recent renovations.

How Can You Detect the Origin of Water Ingress?

The issue arose from both surface runoff and subsurface water flowing downhill from the rear and side yards of neighbouring properties. In the absence of an effective drainage system to intercept this water, it was forced to flow underneath the house.

Developing an Effective Drainage Strategy

CS Plumbing designed and implemented a gravity-fed French drain system specifically aimed at collecting and redirecting water before it could reach the house’s foundation.

Key components of the project included:

A French drain system carefully engineered to gather surface and subsurface water from neighbouring properties, directing it through gravity to a concrete pit.
A 100mm PVC pipe extending from the pit to the curb, featuring strategically drilled holes to ensure efficient water discharge.
Three new, larger-diameter Colorbond metal downpipes replacing the original smaller pipes, connected to new 100mm PVC piping leading to the curb.
A retaining wall system constructed along the boundary, utilising concrete sleepers and galvanised steel posts, with auger holes drilled using an excavator to create a robust barrier against the adjacent yard.
Effective soil removal on-site, facilitated by a dumper for efficient site management.
