Resolving Water Ingress Challenges in Shellharbour
A homeowner in Shellharbour encountered a pressing issue with water ingress that escalated rapidly. Rainwater from two adjacent properties, located at a higher elevation, began to flow into the yard and seep beneath the foundation of the house. This unwelcome infiltration caused damage to the flooring, promoted rising damp, and facilitated mould growth within the property, jeopardising the integrity of recent renovations.

How Do You Determine the Cause of Water Ingress?
The source of the problem arose from both surface runoff and subsurface water flowing downhill from the rear and side yards of neighbouring properties. The absence of a robust drainage system to intercept this influx meant that the water was directed under the house.
Establishing a Comprehensive Drainage Solution
CS Plumbing engineered and installed a gravity-fed French drain system, specifically designed to capture and redirect water before it could reach the foundation of the home.
The project comprised several critical components:
- A French drain system meticulously crafted to collect both surface and subsurface water from neighbouring properties, directing it through gravity to a concrete pit.
- A 100mm PVC pipe extending from the pit to the curb, equipped with strategically drilled holes to ensure effective water discharge.
- Three new, larger-diameter Colorbond metal downpipes replacing the original smaller pipes, linked to new 100mm PVC piping leading to the curb.
- A retaining wall system constructed along the boundary, using concrete sleepers and galvanised steel posts, with auger holes drilled using an excavator to create a strong barrier to hold back the adjacent yard.
- Efficient on-site soil removal, facilitated by a dumper for optimal site management.
What Actions Can You Implement for Efficient Water Management?
The newly established drainage system now effectively captures both surface and subsurface water at the property boundary, ensuring it is diverted away from the home. This solution offers the homeowner a durable, low-maintenance option that protects their foundation, flooring, and the investment made in renovations.
